Summary
We’re looking for a commercially driven Estates Manager to play a key role in transforming the M&S store estate.

This is a broad and strategic role, focused on maximising value across the existing portfolio, supporting the delivery of our Store Rotation Programme, and ensuring our estate remains fit for the future.

Working with colleagues across Property, Finance, Legal, and Retail, you’ll optimise occupancy costs, manage landlord and tenant relationships, and unlock value through disposals, acquisitions, lease events, and portfolio optimisation initiatives. This role requires strong commercial judgement, stakeholder management, and the ability to influence both internally and across the wider property industry.

This role offers a mix of office and field-based working, with time divided between our Waterside Support Centre and travel across the business as required.

What You'll Do

  • Drive value across the existing estate, supporting the Store Rotation Programme and delivering initiatives that optimise shareholder value.
  • Lead landlord and tenant negotiations, store disposals, third-party agreements, and occupancy cost management across rent, rates, service charge, and insurance.
  • Build strong relationships with landlords, investors, consultants, statutory bodies, and retail stakeholders to support strategic property objectives.
  • Manage external advisers and consultants, ensuring high-quality delivery, value for money, and alignment with business priorities.
  • Use market insight, data, and commercial analysis to develop recommendations, support property strategy, and deliver P&L commitments.

Who You Will Be

  • An experienced property professional with a strong background in estates or asset management.
  • Commercially astute, with the ability to balance strategic objectives, operational requirements, and financial performance.
  • A confident communicator, comfortable presenting recommendations and influencing senior stakeholders.
  • Adaptable and resilient, able to navigate ambiguity, manage competing priorities, and drive progress in a complex environment.
  • Collaborative by nature, with strong relationship-building skills and the ability to work effectively across multiple functions.

What You Will Bring

  • Proven experience in estate or asset management within a large, complex property portfolio.
  • Strong knowledge of landlord and tenant matters, lease negotiations, and portfolio optimisation strategies.
  • Excellent financial and analytical skills, with the ability to use data and market insight to drive decisions.
  • Experience managing external consultants and specialist advisers across multiple disciplines.
  • The ability to translate complex property challenges into clear, commercially focused recommendations and actions.
